					Assignments for both valuation and consultation services 
					include fee simple, partial interest property rights, 
					property easements throughout Illinois.  During the course 
					of the last 12 years extensive appraisal work and market 
					studies have been completed for utility easement valuation. 
					These include the value of the whole property (larger 
					parcel), part acquired, permanent easements, temporary 
					easements and analysis of damages (if any) to the remainder. 
					 Additionally, expert witness testimony has been provided as 
					well as litigation support for real estate tax matters, 
					zoning cases and eminent domain cases. Property types 
					include single family, multi-family residential; 
					agriculture; commercial such as office, retail, service, 
					mixed unit; industrial such as manufacturing, research and 
					development and warehouses; special purpose properties such 
					as convenience stores, gasoline stations, churches, funeral 
					homes, car washes, and marinas.  Provided highest and best 
					use studies and planning and zoning consulting. Illinois 
					Department of Transportation approved appraiser, reviewer,
